What we require
A proper pan, a drain that actually leaves the attic, safe walking boards, and two-person handling for a 40- or 50-gallon tank. We will refuse an unsafe hatch rather than drop a tank through drywall.
Cost
Expect extra labor above standard replacement. Same-day attic jobs are less likely because staging takes time. Pan, overflow piping and hatch constraints are quoted from photos—never assume the $1,199 closet number.
Leak damage above living space
An attic tank that fails can wet insulation and ceilings. Pair this page with the leak-damage guide: stop water, photograph, then replace. A cheap closet price does not apply.
